We will do a number of things on your behalf to complete the purchase of your property. We view our role in your purchase as that of an advisor and counselor. Review the commitment letter from the lender
Review the Warranty Deed from the seller's Attorney
Review the property transfer tax return

We will review the purchase and sale agreement to determine what legal documents are required to close the transaction. We will prepare the documents you must bring to the closing and work with the buyer's attorney if there are questions or concerns about your title.

This type of insurance protects against problems in the title to your property. It focuses on the past, not the future. It insures you that your interest in the property will be secure as of the time that interest was acquired. For example, in the case of an owner policy, you are insured as of the time of purchase of the property. A mortgagee policy insures the lender as of the time the mortgage is recorded. Because the insurance covers against loss by reason of the existence of a title problem at a particular time, there is only a single premium.
We are licensed by the State of Connecticut to sell title insurance. As agents for both Connecticut Attorneys Title Insurance Company and First American Title Insurance Company, we can issue both a mortgage policy and an owner’s policy for your transaction. We can also prepare the title insurance commitment that may be required by your lender.
